Some schemes cannot be bought from a pattern book. A themed hotel bedroom, a resort with its own characters, a hotel group whose brand has to read the same in every property: the design already exists, and the job is getting it onto fabric that is safe to hang in a room where people sleep.
That is what this service does. We take your artwork, print it on contract base cloths that carry the fire certification each item needs, and make it up into everything the room calls for: blackout curtains, bed runners, cushions and upholstery. Colour is matched across every cloth at the sampling stage, so the curtain, the cushion and the chair read as one scheme.
You deal with one supplier, approve one sample room and receive one certificate pack.
From your artwork to a finished room
Each item is printed on a base cloth chosen for the job it has to do, then made up by our UK contract workrooms.
Curtains and blackouts
Your design printed on blackout cloth and made to measure with a wave, pinch pleat, pencil pleat or eyelet heading, lined in inherently FR lining. Tracks supplied and fitted if they are in your scope.
Bed runners and throws
Runners printed on a satin base cloth, lined and finished to each bed size, bunks included. Spares are made in the same run so housekeeping replacements match.
Cushions
Scatter cushions and bolsters in the same design, or a detail lifted from it, with zipped covers and FR fibre pads. Often the item that makes a themed room feel finished.
Upholstery
The design printed on an upholstery cloth for armchairs and seating, with a waterproof option for family rooms. Supplied to your furniture maker or as finished pieces within a project.
From brief to handover
Send the brief
Artwork, brand guidelines or a mood board, with the room types and rough quantities. Vector or high-resolution files are best, but a concept is enough to start. We are happy to sign an NDA first.
Base cloths chosen
We match each item to a cloth that suits it: blackout for curtains, satin for runners and cushions, a harder-wearing cloth for seating. Each is chosen to meet the fire standard for that item.
Print set-up and colour
Strike-offs are printed and the colours set against your references until they match across every cloth. Nothing goes into production until you have signed off the printed fabric.
Sample room
One of everything is made up for a sample room: curtains on their track, runners on the beds, cushions and chairs in place. The operator, the designer and the brand owner approve a room, not a swatch.
Production and make-up
On approval the full run is printed and made up to the room schedule, with site dimensions confirmed before anything is cut. Spares for high-wear items are made in the same run.
Delivery and fitting
Delivered to site against the room schedule, with tracks and installation if they are in the scope. Fire certificates for every cloth come with the order.
A themed resort hotel in the South East
Current projectA theming company fitting out family bedrooms for a resort hotel needed the theme carried through every soft surface in the room, in artwork created for the project. Nothing in a pattern book would do, and every item still had to meet contract fire standards.
We set up the print, matched colour across three base cloths and made up a complete sample room: wave-headed blackout curtains on their track, bed runners for the main bed and the bunks, scatter cushions and a fully upholstered armchair. Signing off a whole room, not a set of swatches, is what lets the operator, the designer and the brand owner agree before the roll-out begins.

Three routes to a bespoke fabric
Your artwork, printed
The route most themed and branded projects take. Supply the artwork and we print it at the scale and repeat the room needs, on the base cloth each item calls for. It suits anything from a single feature fabric to a full room scheme.
A custom colourway
Take an existing design from one of our fabric houses and have it produced in your colours. The base cloth is already certified, so the compliance path is short. A good fit when the pattern is right and the palette is not.
A bespoke weave
For larger projects, a woven fabric developed on FR yarn with a fabric house. It takes longer and needs volume behind it, but the result is a cloth nobody else can specify.
Minimums and lead times
Both depend on the base cloth and the route. Bespoke work adds a set-up and sampling stage ahead of production, so it runs longer than fabric from stock. We confirm the minimum, the set-up cost and the programme when we scope your brief, before you commit to anything.
Fire standards, item by item
Curtains and blackouts
Printed on inherently fire retardant cloth and supplied to BS 5867-2 Type B, the usual requirement for hotel bedrooms. Linings are certified in their own right, because a lined curtain only complies if every layer passes.
Bed runners and throws
Bed coverings fall under BS 7175, not the curtain standard. Runners are made up with FR lining and specified to ignition sources 0 and 5 for hotel use.
Cushions
Covers are specified to BS 5852 Source 5 (Crib 5) and filled with FR fibre pads, giving a medium hazard cushion under BS 7176, which is what hotels normally require.
Upholstery
Seating cloths are specified to BS 5852 Source 5 (Crib 5) for the medium hazard category that applies to hotels under BS 7176.
Certificates
Test certificates for every cloth are supplied with the order for the O&M manual. The building's fire risk assessment takes precedence, so tell us the hazard category and we match the cloth to it. More detail in our guide to fire standards for soft furnishings.
Can you print our own design on fire retardant fabric?
Yes. Send the artwork and we print it on a contract base cloth chosen for the item, then make it up into curtains, bed runners, cushions or upholstery. Vector or high-resolution files give the best result, and we can advise on scale and repeat.
Can the same design run across curtains, bedding and seating?
Yes, and that is the main reason to use this service. Each item is printed on its own base cloth, and colour is matched across them at the sampling stage so the room reads as one scheme.
Does printed fabric still meet fire regulations?
Each item is specified to the standard that applies to it: BS 5867-2 Type B for curtains, BS 7175 for bed runners and BS 5852 Crib 5 for cushion covers and seating. Certificates are supplied with the order.
Is there a minimum order for bespoke fabric?
It depends on the base cloth and the print route, so we do not publish a single figure. We confirm the minimum, the set-up cost and a sensible spares allowance when we scope the brief.
How long does bespoke fabric take?
Longer than fabric from stock, because there is a set-up, strike-off and sample stage before production. We agree the programme at brief stage and work back from your installation date.
Can we see it before committing to the full order?
Yes. You approve printed strike-offs first, then a made-up sample room with one of each item. Production starts only after both are signed off.
Who owns the design?
You do. Artwork you supply remains yours, and a design printed for your project is not offered to any other customer.
Will you work under an NDA?
Yes. Themed and licensed-brand projects usually require one, and we are happy to sign before you share artwork.
Can we reorder later?
Yes. We recommend ordering spares of high-wear items such as bed runners and cushions with the main run, and we keep the approved colour references so later orders can be matched to the original.
